Mesón Sandwiches - Strategic Consulting

Mesón Sandwiches needed strategic real estate assistance, research and transaction management to enter the Orlando market. The Caribbean flavored sandwich shop with 37 stores in Puerto Rico wanted to capitalize on its brand recognition from the Puerto Rican population of Orlando but wanted to have a voice to a much larger population and demographic segment. This would enable the brand to grow across multiple markets of the US. JLL completed market research and created a market entry plan with target trade areas. Our brokerage team located sites within the target trade areas and negotiated lease and sale contacts on behalf Mesón. At the end of 2019, Mesón will have opened 3 stores in the market and will be well positioned for further expansion in 2021.

Seritage Growth Properties - Property Management

With a portfolio of 914,076 SF, our client needed to evaluate the regional portfolio of properties in Puerto Rico, after the passage of hurricanes Irma and Maria. Upon requested, our JLL Puerto Rico Property Management took charge of the inspections and administration of the client’s properties located throughout of the Island. Once the client had a clear vision and understanding of the conditions of the properties, JLL Property Management recommended putting the facilities in optimal conditions, incorporating the Project Development Services (PDS) and Engineering Services (ES) business units into the renewal and care of said portfolio. An example of this has been the Plaza Guaynabo shopping center with a full-time service. As a result, all projects continue to be met, being delivered on time and within the established budget.

Chick-fil-A is one of the largest privately held companies in the US. The quick service restaurant chain is known for their customer service as well as for its high-quality chicken sandwiches. The company has considered expanding outside of the US for several years and after researching markets chose Canada and Puerto Rico for the initial expansion.
